A building I renovated at 1420 16th st. NW and another I did around the corner at 1525 Ost. NW showcase my experience, skills, and capabilities the best. At 1420 16th st. we performed a full interior and exterior renovation. Framing had to be exposed, leveled and straightened. Ceilings had to be removed, leveled, and then finished in drywall and plaster walls had to be repaired. All doors and windows in the front had to be replicas due to the Historic Zoning Requirements. All of the interior mill work we had made from oak, but we did duplicate the existing molding profiles. We did have a lot of the moldings dipped in acid and then re-installed. Radiators where all dipped in acid, taken apart, and then re-built. The kitchen, which was designed by a master chef was completely built from scratch and now serves as a caterers kitchen for political functions held at the building. I was able to save the client 30,000 dollars by re-building the 16" tall plaster crown molding from the ballrooms out of 9 layers of wood, and I was able to keep the exact same profile as the plaster crown molding. The rear addition of the building was built out of CMU block, and what we did was install new footings around the building and installed new brick to match the original building. We where forced to cut 1/8" off each brick in the building in order to keep the mortar joint lines matched up with the existing building. We also pointed up all of the brick on the exterior of the building as well. This project is definitely one of the better restoration jobs in the NW district of Washington D.C. 1525 O st. NW. At this building we removed all of the windows and built exact replicas to replace them. Due to the weight boxes on the sides of the windows, all of the casing and window sill had to be removed on the interior as well, so instead of trying to re-use it, we had replica molding milled and then we installed it after rebuilding the plaster over brick. The exterior brick facade was installed with a 1/16" to 1/8" mortar joint which was dyed black using carbon, over the years the carbon leached out and stained the face of the brick. Our interns did the research and found that Ditrek developed a special formula to remove the carbon staining off of the capital building, so we ordered the same formula to clean the brick facade and pointed the brick using a similar color stain for the mortar. I had the interns pull a mortar sample in order to determine the original psi strength of the mortar and its composition, as well as pull a brick sample in order to determine its current psi value as it is possible for it to change over the years. The new mortar needed to have a psi strength less than that of the brick in order to prevent any future cracking, as masonry can expand and contract in size, if the mortar psi strength is greater than that of the brick, it could cause damage to the brick.
