Transparency and cost controls ParTex utilizes an Excel spreadsheet (see attached) from day 1 to track projected and actual costs throughout your entire project lifespan, and share it with our clients on a regular basis. Please refer to the attached spreadsheet. All major items are included and shown. Most clients will have a larger wish list than they wish to pay for. This is a normal part of the process for everyone, including ourselves when my wife and I renovated our home two years ago. Utilizing transparency and our spreadsheet you will be fully informed of all of the projected costs before committing to one particular design. This means you, as the client, retain complete control of the extent of the design and cost of the entire project, right down to the hardware and finishes. Once a realistic budget has been set, it is now our job to design a project to your taste and build it to budget. Experience Andrew Parker and ParTex Design Build Ltd have over 38 years of experience with additions, major renovations and commercial interiors in the larger GTA. We have managed projects in excess of $3.75 million dollars, most of which were of very high caliber for exacting clients. Andrew Parker is a master carpenter and a third generation Ontario builder. Addition/Renovation I hired Par-tek Construction and Andrew Parker to perform a second and third story addition to my 90 year old CabbageTown row house. Although the design was complete and the building permit was in hand, Andrew managed to add a great deal to the design with his thoughtful and expert insights. One of his more interesting problem –solving access solutions ( we had no direct access from the front or rear of the row house) was to install a second garage door into the garage, allowing a large ATV scissor lift to enter the back yard, snuggle up to the house and act as an elevator to get roofing and wall refuse down, and new materials up. This worked very well throughout the project. Andrew also contributed to the overall all design by introducing a new ridge rafter that would allow the new third floor ceiling to be 12” higher, resulting in a 9’ ft. ceiling. He also provided quite a bit of engineering for the various structural challenges that come with renovating a 90 year old home. Andrew and his trades were all very professional and courteous throughout the entire project. I feel that this project would have been much more difficult without Andrew and his trades. Structural, Design, Demolition, Kitchen Renovation, Plumbing Work, Wiring, Flooring, Tiling My wife and I recently engaged Par-Tek to design, permit and renovate an extensive main floor and second floor project. They were brilliant. The main floor scope was to eliminate as many walls as practical, entirely new kitchen and layout, pot lights throughout, remove all existing flooring and install new hardwood flooring throughout, new powder room, new windows and sliding doors, relocate laundry to downstairs. The second floor was treated with an entirely new layout, tile, finishes and fixtures to the master bedroom and master bath, along with gutting and refurbishing a new guest bathroom, along with new hardwood floors throughout the second floor. Andrew, the owner, worked directly with us and our budget to establish a design that would meet our needs. They managed to exceed our expectations and pay strict adherence to our agreed-to budget, no easy feat. Their fees included the entire scope of work, design, engineering (to remove most walls and install new beams for our open concept main floor), coupled with lots of solid advice regarding sourcing materials, finishes, colors, textures etc. They even loaned us a few tools when we did some of the work ourselves! We plan on selling here in a few short years and move closer to downtown. We will definitely be working with Andrew and Par-Tek again when we do.
